Streitigkeiten um den Bebauungsplan und die Einhaltung von Naturschutzvorgaben führten zu Verzögerungen. Im Oktober 2011 musste die Port Olpenitz GmbH Insolvenz anmelden, da der Geschäftsführer gerichtlich abgesetzt wurde und Schulden von über 27 Millionen Euro anhäuften. Der erste Bauabschnitt wurde daraufhin an verschiedene Investoren verkauft.
